Traditional flat roofs generally have a much shorter lifespan that pitched tiled or slate roofs. That’s because felt which is applied with hot bitumen is susceptible to extremes in temperatures causing the joins to eventually fail allowing surface rain water to leak into the structure, typically garages and extensions. That’s because rubber is a highly waterproof, flexible material able to expand and contract and because it has no joins, remains watertight. Fibreglass, also highly waterproof, has a lifespan of around 30 to 40 years.
